Abstract:These visual materials were created and duplicated by A. L. Schafer as the result of his relationship with the Colorado Western Development Company in the late 1960’s and early 1970’s. Most of the materials relate to the development of the Perry Park subdivision located west of Larkspur, Douglas County, CO. The materials include photographic prints, negatives, slides, transparencies and half tone prints and negatives.

Arrangement of the Collection

Because original order was not a consideration, the photographic and half tone prints in the collection are organized by subject, the negatives, color slides and other transparencies are separated by media and numbered so that they are arranged chronologically by accession number. Prints are stored in 4 plastic binder boxes, black and white negatives, color slides and transparencies are stored in another, while black and white halftone prints are in another binder box arranged by accession number. There is also a folder containing 4 oversized negatives and one print.

Scope and Content

These are the visual materials created by A. L Schafer during his dealings with Colorado Western Development Company’s Perry Park Subdivision between 1968 through 1976. The majority of the materials pertain to the development of various aspects of Perry Park near Larkspur, Colorado including road construction, housing construction, water and sanitation installation, construction of the Echo Hills Club, and parties and gatherings of Perry Park residents. The materials in the collection were used in the production of the Panorama newsletter. A. L. Schafer, the donor of the collection, was a freelance photographer hired by the Colorado Western Development Company during Lee Stubblefield’s tenure. Many of the photos are of early Perry Park residents, staff and other people associated with the area in the late 1960’s and early 1970’s. Many of the houses are identified by their original owner’s names.

Biography / History

1967 - Boyd Cousins sells Perry Park to Colorado Western Development Company

1968 September - First residents of Perry Park move in. First issue of Panorama published. Manor House Remodeled.

1969 Filings 2-5 approved.

1970 Filings 7 and 9 approved. Echo Hills Townhomes begin construction. Echo Hills club begins construction.

1971 Sage Port filing 2 approved. Cousins lodge converted to chapel. Golf course opens.

1972 Echo Hills Club opens.

1973 Echo Village Townhomes opens.

By 1974 147 homes constructed. 44 under construction. 112 planned.Lake Wauconda gets new dam. Manor House and Stables open to homeowners.

c.1975 Homeowners Association formed.

c.1977 Perry Park becomes a Metro District.

Acquisition Information

Mailed to the Castle Rock Library in 1992. These visual materials were created as a result of the relationship between the Colorado Western Development Company and A. L. Schafer. Mr. Schafer was a professional photographer who was instrumental in the production of the Perry Park Panorama between 1968 and 1976. The records were donated to the Douglas County History Research Center-Douglas County Libraries in 1992.
